Security
Your rights and responsibilities, including all costs and the length of the tenancy, are detailed in a tenancy agreement, which is a legally binding document signed by all parties.
 
We use an Assured Shorthold Tenancy Agreement, drafted by the Association of Rental Letting Agents (ARLA), which offers the most flexibility to landlords and tenants and has straightforward notice procedures for bringing the tenancy to an end where necessary.
 
To increase security we carry out reference checks of all prospective tenants and will ask you to provide reputable referees. We also undertake personal credit checks at the landlord’s request.
 
Inventory
All property is managed with a modern, computer-based property management system, which includes a comprehensive inventory with digital photographs, to offer greater protection particularly at the end of a tenancy agreement.
 
Safety
We ensure that all landlords hold valid safety certificates for gas and electrical appliances and that all furniture regulations are adhered to where applicable.
 
Costs
On top of the agreed rent, tenants are responsible for paying utility bills (telephone, water, gas, electricity), TV licence and Council Tax on the property for the duration of the tenancy. This will all be detailed in your tenancy agreement.
 
Tenants will be responsible for a nominal administration setting-up-fee of £99 + VAT, which covers the taking up of references, credit checks and agreement of inventory.
 
Deposit
Tenants are asked to provide a deposit in advance – normally one months rent – which is returned at the end of the tenancy providing all conditions of the tenancy agreement are met and the property and its contents are left in the condition they were at the start.
 
The deposit will be held by the Deposit Protection Service.
